Step 1: Commencing Construction
This involves cutting your site and all underground works, such as plumbing, electrical, and stormwater systems.
Step 2: Slab Complete
The slab of your home is poured and certified.
Step 3: Frame Complete
This is the skeleton of your home and involves construction of the wall frames and roof trusses, windows, and door frames. The frame stage is complete following certification by a qualified and licenced Building Surveyor.
Step 4: Enclosed/Lock Up Complete
This involves the installation of external doors, fascia, gutter and roofing, external cladding, and brickwork. Your rough-ins will also be completed, such as plumbing and electrical conduits, including for air-conditioning.
Step 5: Internals Complete
Fixing involves the installation of all internal fixtures, including wall plaster (gyprock), ceilings, tiling, skirting boards, kitchen cabinetry, bathroom vanities, and waterproofing.
Fit-off involves internal wall painting and installation of your final fixtures, including shelving, internal doors and hardware, cornices, benchtops, tapware, mirrors, and shower screens. This stage also involves completing your electrical, plumbing, and air conditioning.
Step 6: Pre-Handover
This involves all painting, installations, and final detailing. During this stage a qualified Building Certifier will inspect your home and provide a final fit for occupancy certification.
A walk-through of your home can also be arranged at your request.
It is at this final stage that the 12-month maintenance period commences.
Handover
This is the moment you’ve been waiting for!
You will receive a handover pack, including all compliance documentation, front and screen door keys, garage remote, air conditioning remote, appliance and product warranty information, stamped approval plans (provided by the certified Building Surveyor) and a booklet showing photos of each stage of your property’s construction.
For investors, the handover pack will be supplied to you by your Property Manager.
